II.2.4) Description of the procurement:

La presente Entreprise concerne le marche de services relatif a la maintenance des installations du Commissariat central de Police de Mons-Quevy situe Boulevard Sainctelette 76 a 7000 Mons.

L'ensemble comprend 9 niveaux (1 rez-de-chaussee, 6 etages et 2 sous-sols) pour un total d'environ 9 170 m 2 (surface nette).

Les sous-sols accueillent des parkings, des vestiaires, le complexe cellulaire, une salle de sport, des locaux de stockage et des locaux techniques. Le rez-de-chaussee et les etages jusqu'au rez+5 accueillent principalement des bureaux. Le rez+6 accueille des bureaux et des locaux techniques.

L'Entrepreneur est responsable de l'execution de l'ensemble des prestations decrites dans le present cahier des charges et notamment:

? de la maintenance preventive et corrective des installations techniques,

? de la gestion et de l'exploitation energetique du batiment,

? de la conduite des installations,

? de la surveillance des installations,

? du controle de l'execution,

? du stock de pieces et de sa gestion,

? de la mise en place d'un systeme de gestion de la maintenance assiste par ordinateur (GMAO),

? du nettoyage des stores motorises et du cote exterieur des vitrages une fois par an.

Les installations techniques concernees sont reprisees en annexe A des clauses techniques et comprennent principalement:

? les installations de chauffage, ventilation et conditionnement d'air,

? les installations sanitaires et de protection incendie (telles que coupoles de desenfumage, portes coupe-feu mais pas les extincteurs), y compris les installations de relevage des eaux d'infiltration et des eaux usees

? les installations electriques a haute tension, le groupe electrogene et les installations a courants forts, en dehors du remplacement des sources lumineuses et ballasts des luminaires interieurs et exterieurs

? les installations electriques a courants faibles comprenant la telesurveillance, la parlophonie, le controle d'acces (y compris les serrures, les grilles et portes motorisees), la detection incendie, mais pas les equipements informatiques geres par le Maitre de l'Ouvrage (serveurs, switches et ordinateurs, les repetiteurs de reseaux GSM dans les sous-sols)

? les stores motorises, les exutoires de fumee, etc.

? les ascenseurs.
