THERE IS NO SOLICITATION AT THIS TIME. This request is for information only and does not constitute a Request for Proposal (RFP). Submission of any information in response to this market survey is purely voluntary. The government assumes no financial responsibility for any costs incurred associated to this request for capability information.

The Department of Veterans Affairs Mountain Home, TN seeks to lease approximately 4158 ANSI/BOMA office area (ABOA) square feet of space and a minimum of 24 on-site parking spaces (of which, 2 each are handicapped). This space shall be used as a Vet Center in Johnson City, TN.

The space shall be available for use by Tenant (VA) for personnel, furnishings, and equipment to meet the needs for a Vet Center. Space design will provide maximum co-location of the staff providing services to our patients.

The space shall be of contiguous office space in a Class A Building. Space offered must be in a quality building of sound and substantial construction, either a new, modernized building, or one that has undergone restoration or rehabilitation for the intended use. Space shall be located in a prime commercial office space with attractive, professional surroundings. Streets and public walkways shall be well maintained.

Office space must comply with all Government requirements for fire safety, seismic sand sustainability standards, and ADA code requirements per the terms of the lease. A fully serviced lease term up to 25 years will be considered.

Delineated Area: To receive consideration, submitted properties must be located within Washington County and the following area described below, which is bound by the following roads, or must front on any of the following boundary lines:

North boundary: North Pickens Bridge Road

South boundary: Loan Oak Road

East boundary: Cedar Grove Road

West boundary: Old Boones Creek Road

Expressions of interest must be submitted to the Leasing Contract Specialist by 3:00 PM Central Time, Monday, February 25, 2019, and must include the following information:

Building name, address and location of the available space

Amount of offered space in ABOA and Rental Square Feet (RSF) along with the conversion rate

Building ownership information, brokers or legal representatives must show written acknowledgement and permission to represent the property

Amount of parking available on-site
