Description





      1. Demolish/dispose of the main building 729, 731, 732 & 734 including all elements such as foundation (except for piles), slab, floor, wall, column, beam, ceiling, finish, doors, windows, roof, toilet fixtures/accessories, abandoned furniture, insulation, awnings, HVAC system, plumbing, electrical system, fire suppression/alarm/mass notification system, CATV/COMM system, mechanical equipment and etc… as shown on the drawing.














      1. Demolish/dispose of the unnecessary outdoor site elements and exterior structures such as concrete sidewalk, curbs, asphalt pavement, abandoned manholes, concrete pads, patio blocks, bicycle racks, steel guard posts, steel poles, steel handrails, concrete stairs, trash enclosures, tank/block screen walls or replace/install new concrete sidewalk/ADA ramp/curb to connect both end of existing sidewalks or repair sinkhole or repaint existing concrete retaining walls as shown on the drawing.














      1. Remove the existing trees around the buildings and plant them in the same position after demolition work if the trees interfere with the work.














      1. Backfill soil with grading compaction for any buildings or exterior site elements in this project. Provide seeding including topsoil at the area after demolishing of any buildings and exterior site elements. The seeding shall be hydro seeding with blue grass type and quantity of seeds are 200 gram per 100 SF.














      1. Ensure that the drainage ditches are kept free and clear of any demolition debris. Do not touch any storm drainage system around the building.














      1. Remove and cap unnecessary utility service lines such as electrical line, natural gas line/gas regulator station, COMM/CA TV line, water line, and sewer line to the main line according to Government COR’s direction. Do not begin any demolition or deconstruction work until all utility disconnections have been made (51 CES/CEO will inform the COR and contractor during the Pre-Con meeting on which specific utility lines should be removed and where the cap will be placed).














      1. Cut, cap and remove all mechanical installations from the Point of Mechanical Disconnection to include HVAC, sprinkler, plumbing, pipework & fluid, ductwork, equipment, fittings and accessories serving the building to be demolished.














      1. Maintain and protect existing main water, drain/sewer system including drain ditch and fire hydrant around the building.














      1. Remove and disconnect the 13.8KV riser cable with cut out switches, lightning arrester, fittings and accessories from the existing pole ‘H3’ to the building Transformer ‘T729’ according to Government COR’s direction.














      1. Remove the transformer ‘T729’ including pad, primary/secondary cable, duct & conduit, fittings and accessories to the building 729 according to Government COR’s direction.














      1. Protect and maintain existing electrical distribution system around the project site such as pad mounted switchgears, pad mounted junction boxes, underground line and overhead line.














      1. Collect and pile up recycling materials for base qualified recycling program.














      1. Rubbish hauling of all demolished items to off base dump site according to KEGS (Korean Environmental Governing Standards).














      1. The contractor shall be responsible to repair all damages to existing areas which are not in the contract caused by this project and to match condition to adjacent areas.














      1. When contaminated soil is encountered during the demo, the contaminated soil needs to be excavated and transported to the land farm based on disposal criteria Total Petroleum Hydrocarbons (TPH) level – 800 milligrams per kilogram.














      1. Keep any exposed soil from excavation covered if left over night and only watertight dumpsters are acceptable for use on-site.














      1. The contractor shall take appropriate measures to minimize the generation of dust during and after construction until the site is reclaimed IAW KEGS 2-3.i, Table 2-7.









The contractor shall segregate the light bulbs and ballasts by brand and type. Florescent lights containing mercury shall be disposed IAW USFK Reg 201-1, KEGS.
