Description
The Readjustment Counseling Service currently leases 5,376 rentable square feet (RSF) of space at 2790 Truxtun Road Suite 130, San Diego, CA 92106 known as the San Diego Vet Center. The San Diego Vet Center s Lease expires on October 31, 2024. The Veterans Affairs (VA) intends to continue occupancy in accordance with (IAW) the authority outlined in General Services Administration Acquisition Manual (GSAM) 570.404 Superseding Leases. However, the VA is interested in considering alternative space if economically advantageous, and that otherwise the VA intends to pursue a sole source acquisition. The VA will take in consideration the cost of moving, alterations, and other factors when determining whether to relocate.

The VA will require any alternative space being offered to meet the following criteria:

A lease for up to 20 years;
Occupancy is required by November 1, 2024;
Offered space can be on no more than one (1) floor;
Shall provide at the minimum of 5,376 rentable square feet (RSF); with a maximum of 5,376 RSF;
On-site parking for a minimum of 18 vehicles is required, of which at least two (2) spaces must be ADA compliant;
Proposed property shall not be located within the 100-year flood plain;
The proposed property must be within the delineated area as follows: Northeast: FWY 5 / South: North Harbor / Northwest: Rosecrans Street.

To be included in initial considerations, interested offerors shall address ALL the following when responding to this announcement:

Proposed Property address with a map showing property within the delineated area.
Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner.
Documentation evidencing that proposed property is outside the 100-year flood plain.
Documentation delineating the cost advantages to the Government for relocating to proposed space.
Documentation delineating offerors ability to meet all the Governments requirements identified in this announcement.
Amount of space offered.
Cost. i.e. dollar per square foot.
Number of parking spaces. Note, the above figures are minimums, there is no maximum.
Date space is available.
Other pertinent information that will help the VA determine if relocation will be economically advantageous.
