The American Embassy in Bucharest (4-6 Dr. Liviu Librescu Blvd.) for the residential units owned or leased, requires the services of a Specialized Contractor to perform the Make Ready Services as described in Appendix 1 of the Statement of Work (SOW) as an integrated set of activities intended to ensure that the residence meets the operational needs as identified in the Statement of Work.
The Make Ready services consists in:
Run the Check Lists in APPENDIX 2 and sign each of them to certify that each operation included was completed (verifying that the residence and all building systems and assemblies were tested, operated, and maintained to endure the residence is fully functional and meets the Embassy’s goals and objectives).
Include all needed minor Maintenance and Repairs services per each trade in the Check Lists that requires only labor and minor repair materials that will not be separately invoiced to the Embassy (are included by default in the price quote for this scope of work per each specific trade). Minor repair is defined as: tightening loose fixtures such as doorknobs or cabinet handles; Fixing a leaky faucet or a minor plumbing issue like a loose pipe fitting; or Adjusting a door that doesn’t close properly.
Submit not later than the end of the assigned 3 calendar days period to perform the works (includes weekends and holidays if necessary), a comprehensive list (per each trade) of the defective equipment, parts, installation that requires materials replacement and major repairs, other than the minor completed under 1.1.2. This list will be used by The Embassy to assign these repairs works as adequate.
Document each deficiency with relevant photo/s attached to the submitted list.
