Description

This action was awarded as an 8(a) Sole Source Set-Aside under the authority of section 8(a) of the Small Business Act.



The contractor must provide all personnel, equipment, supplies, facilities, transportation, tools, materials, supervision, and other items necessary to perform repairs and maintenance as defined in this Scope of Work (SOW) except for those items specified as Government furnished property and services. The contractor must perform to the standards in this contract



Replace AC Fan Condenser Unit



Replace malfunctioning AC Fan Condenser Unit with a new unit that meets or exceeds the criteria of the existing unit.



Inspect Power Supply



Inspect power supply from breaker to elevator system. Determine/assess risk to the system due to damaged or faulty electrical components and connections. Provide inspection report and recommendations for repairs if needed.



Door Operator & Landing Door Maintenance



Machine Maintenance



Hoistway Cleandown



To include, but not limited to:




  1. Clean dirt, grease, and debris from the hoistway and equipment.


  2. Inspect and Service Brake System



    To include, but not limited to:



  3. Inspect condition of thrustor lining spring tension and make necessary adjustment to assure safe operation.

  4. Clean brake drum and shoe surfaces of grease and oil.

  5. Inspect and Service Elevator Interior and Exterior


  6. To include, but not limited to:



  7. Inspect general condition of elevator car.

  8. Check communication equipment, alarm, and escape devices.

  9. Inspect and lubricate guide rail oilers.

  10. Clean machine area of all dirt, dust, and animal feces if needed.

  11. Check level and add gear oil as needed.

  12. Check for rust in elevator pit.

  13. Inspect door and ensure proper function.

  14. Inspect control buttons and ensure properly marked

  15. Final Testing: Category 5 Load Test

  16. Perform a 5-year traction elevator full load safety test. Test to be in accordance with ASME A17.1-2019/CSA B44-2016. Load test must be witnessed by a credentialled inspector.

  17. A written report must be prepared by the inspector and submitted as part of closeout documentation.
