John B. Alexander High School Main Gym Roof Restoration
TERMS
The United Independent School District is requesting sealed proposals for the roof restoration of approximately
30,000 Sq. Ft. of building roof area for the main gym at John B. Alexander High School. The awarded contractor
must have a solid record of quality, reliability, stability, and customer satisfaction; all of which can and will be verified.
The District expects the awarded contractor to provide an installation based upon the requirements and
specifications herein.
The awarded vendor must provide the appropriate bonding required by the district prior to the start of
construction.
It is the responsibility of all respondents to contact the District prior to submitting a response to the proposal to
ascertain if any addenda have been issued, to obtain and execute all addenda, and to return them along with the
response to the proposal. Contractor must acknowledge addenda by signing the addendum section.
All vendors must comply with the specifications noted in order to be considered. The District has the right to
disqualify any vendor not meeting the specifications. Please provide any exceptions to this proposal on your
company letterhead.

Contractor is to directly coordinate working hours with the District’s
Project Manager. (48 hour notice must be provided to District’s
Project Manager in order to work on site during weekends)
SCOPE OF WORK:

Contractor must provide all labor, materials, and equipment as required for restoring roof and replacing existing
gutters with new prefinished gutters, fascia & trim. See attached site plan for roof location and area.
Apply Garland CPR synthetic liquid elastomeric roof coating system or approved equal to approximately 30,000
Sq Ft. of an existing standing seam trapezoidal metal building roofing surface area.
If using an equal roof coating system not listed within these specifications contractor must submit proposed
roof coating system to the District for review and approval before turning in bid.
Prior to installation, ensure that adhesion testing was conducted in accordance with Garland adhesion testing
procedures to verify a minimum adhesion strength of four (4) pounds per linear inch (pli) for CPR Base or Top
Coat to the applicable substrates.
All necessary field and flashing repairs must be done according to good construction practices, including
replacement of all metal that is deemed unsalvageable or unsafe

Prepare and clean a total of approximately 30,000 Sq. Ft of building roofing surface area. All dirt, debris, oils
and contaminants that can interfere with adhesion of coatings must be removed by the most effective method
possible. High-pressure water washing (2000 psi minimum) is the preferred method simple green cleaner.
Rust must be removed using the most rigorous method suitable for each particular job. After rust or oxidation
has been removed, rusted surfaces should be primed with Metal Roof Primer immediately after cleaning to
prevent rust or oxidation from reoccurring. Metal Roof Primer should be applied at the rate of 1/4 gallon per 100

sq. ft. (0.11 l/m2) over the rusted areas.

All existing fasteners, screws, and fastening devices are to be replaced and tightened with new fasteners, new
screws, and new fastening devices so that all metal sections are firmly held and all joining sections closed.
Create a watertight seal on all fastener heads by applying a heavy dab of CPR Seam Sealer BG to the tops of
all fastener heads. Ensure all metal sections are firmly held and all joining sections closed.
1.5.0 Repair gaps, holes and joints in the metal roof with appropriate patching materials such as CPR Seam Sealer
BG or TG.

Apply UniBond ST 6” on panel end laps & penetrations. Always begin with flashing seams, joints and details.
Round corner edges of UniBond ST with scissors.
Replace all pipe boots with new pipe boots.
CPR Brush grade seam sealer at ridge cap and vertical panel seams at a rate of 0.67 gallons per 100 square
feet. May be applied with a brush or heavy nap roller.
Apply UniBond ST at large gap areas over ¼” inch.
1.10.0 On any uncrimped metal panel side laps and valleys, apply CPR Seam Sealer Brush Grade 8in. wide over the
center of the lap.
1.11.0 Apply the CPR Base Coat at a coverage rate of 1.5 gal./100 ft.2 (0.61 l/m2) on roof surface(s) and 0.5 gal/100
ft.2 (0.21 l/m2) on metal wall panels.
1.12.0 Allow base coat to cure thoroughly, but no more than 72 hours.
1.13.0 After field seam application and base coat application have been completed and allowed to dry, apply CPR
White Coating in a uniform manner at minimum application rate of 1.5 gallons per 100 ft.2 (0.61l/m2).
1.14.0 Install new 24ga galvalume or pre-finished 6”x6” gutters
1.15.0 All debris, containers, materials, equipment, and protection materials must be removed from the premises and
properly disposed of. All work and storage areas must be in an undamaged and acceptable condition upon
completion of clean up.
1.16.0 The following warranties are required for this project:
- 15 year Manufacturer Warranty
- 2 year Contractor Workmanship Warranty
1.17.0 Contractor is required to have a manufacturer certification for application.
1.18.0 Contractor to provide onsite project supervision during working hours.
1.19.0 Contractor to provide portable restrooms for workers. Use of school restroom facilities will not be permitted.
1.20.0 Contractor to provide trash container and haul all waste generated by project construction off site and legally
disposed of once project has concluded. Coordinate placement of container with District.
1.21.0 The Contractor shall clean area before turning over to the District and properly dispose of any excess materials
and debris resulting from work.
1.22.0 Remove all existing gutters and replace with new prefinished gutters, fascia and trim at the main gym roof area.
Color is to be selected by owner during the submittal phase.
1.23.0 Existing downspouts are to remain in place.

1.24.0 Remove existing sheet metal L bracket installed between existing facia and wall on the west side of the practice
gym and replace with a new sheet metal L bracket and securely fasten to the wall. Install a new sheet metal L
bracket between facia and wall at all other eave locations for the two gyms and securely fasten to the wall. All
gaps between facia and wall must be sealed properly.
PROJECT REQUIREMENTS
A. Existing site conditions and restrictions: The building will be occupied at the time of construction and care
must be taken not to disturb normal operations of the occupants. A man must be staged on ground at all
times.
B. Roof Material Edge Protection: Precaution shall be taken to ensure that no materials, debris or tools are able
to fall from the roof at any point.
C. Permits: Apply for, obtain, and pay for permits required to perform the work. Submit copies to Owner.
D. Codes: Comply with applicable codes and regulations of authorities having jurisdiction. Submit copies of
inspection reports, notices and similar communications to Owner.
E. Dimensions: Verify dimensions and quantities indicated in scope of work with field dimensions before
fabrication or ordering of materials.
F. Existing Conditions: Notify owner’s representative or consultant of existing conditions differ from those
indicated in the scope of work. Do not remove or alter structural components without prior written approval.
G. Definition for terms used in the Specifications:
1. Provide: Furnish and install, complete with all necessary accessories, ready for intended use. Pay for
all related costs.
2. Intent: Specifications are intended to provide the basis for proper completion of the work suitable for
the intended use of the Owner. Anything not expressly set forth but which is reasonable implied or
necessary for proper performance of the project shall be included.
3. Writing Style: Specifications are written in the imperative mode. Except where specifically intended
otherwise, the subject of all imperative statements is the Contractor. For example, “Provide tile”
means Contractor shall provide tile.
