Description:

The State University Construction Fund (SUCF) is seeking Statements of Qualifications (SOQs) from consultants to provide design and construction administration services for the Renovate Furnace Lab – McMahon Engineering project at the New York State College of Ceramics at Alfred University.

McMahon Engineering Building is approximately 101,240 gross square feet (GSF) constructed in 1954 and is two stories in height plus basement. McMahon Engineering Building houses research labs, support space and instructional space. McMahon has not undergone building-wide renovation. The purpose of this project is to renovate a portion of the second floor for characterization and research laboratory space for multiple high-temperature furnaces and process equipment to be furnished by federal research grants. Because not all research equipment has been specified, the Consultant may be required to propose and adapt utility service size and MEP systems for evolving research equipment needs.

The Project is for the renovation of approximately 5,600 SF at the southeast corner of the second / topmost floor of McMahon Engineering Building. Renovated program spaces will include utilitarian laboratory and support spaces with high-capacity HVAC equipment capable of keeping room temperatures from rising to over 110 degrees F. Interconnect HVAC controls for this specialty area with the building management system. Investigate structural reinforcement for several large rooftop HVAC units. Provide high-capacity electrical service and distribution bus for multiple and changeable 208- and 480-volt single and 3 phase loads, fed from building service switchgear. Modify building fire protection system and provide incidental lighting and power. Interior architectural renovations are expected to be minimal. Incidental hazardous materials abatement includes asbestos. Steam, condensate, and chilled water piping, installed in an underground service tunnel, serves mechanical equipment located in several academic buildings. These utilities are original and are in poor condition. Significant leaks have occurred in the chilled water piping and the pipe supports, for all piping, are corroded and failing. Additionally, the pipe insulation contains asbestos-containing materials that have deteriorated and caused contamination of the tunnel.

The construction value is estimated at approximately $7,202,000.
