SUNY Project No. 23:22

  1. Project Description:

The work to be done under the Contract, in accordance with the Contract Documents, consists of performing, installing, furnishing, and supplying all materials, equipment, labor, and incidentals necessary or convenient for the construction of Project Number 23:22, titled Lenape Hall Roof Repair and carry out all duties and obligations imposed upon the contractor by the Contract Documents.

The main features of the work shall include, but not be limited to the following:

  1. Removals:

  1. At exterior in areas shown on drawings, removing existing asphalt shingles, felt paper and leak barrier under shingles on top of roof system; and at exterior insulation finish system (EIFS), removing the surface mounted cap flashing, sealant, leak barrier, base flashing from EIFS over shingles, and EIFS as shown on drawings for new work.

  1. At interior in areas shown on drawings, removing any damaged and stained existing finish acoustical tile ceilings, double layered gypsum ceilings above finished acoustical tile ceilings, damaged ceiling grid, and all damaged and torn ductwork insulation at locations shown on drawings.

  1. Reference drawings for more information.

  1. New Work:

  1. At exterior removal areas, providing and installing new metal standing seam metal roofing, felt paper, ice and water shield, snow retention system, flashing, counterflashing, exterior insulation finish system with all counter flashing, and sealants.

  1. At interior at removal areas, providing and installing new gypsum ceiling panels (double layered), ceiling grid and tiles, faced foil insulation, and ductwork insulation. Work shall also include resecuring any loose wiring (electrical or support type), electrical cables (EMT or BX), data cables, light fixture support wiring, light fixtures, ductwork, and fire alarm devices back to original design intent having “UL P515” designation.

  1. Supplemental Scope

  1. Contractor shall be fully responsible to review all existing conditions, all dimensions, all material quantities necessary, and all new work indicated or shown; and as fully coordinated with all construction documents and specifications prior to bidding.

  1. Provide all tools, equipment, demolition, labor, supervision, project coordination, legal removals, and legal recycling, disposal, and reporting of all construction waste of the work.

  1. All work shall be completed in accordance with applicable manufacturer’s materials standards; applicable NYSDOT Standards, NY State Building Code requirements, and applicable Federal & State regulations (see Section C.34 – Code Requirements for additional requirements).

  1. Contractor shall refer to SUNY New Paltz Fire Safety website for Campus Hot Work and Impairment Procedures and forms, for any hot work or work requiring fire alarm impairment.

  1. Contractor shall reference appendices for New Paltz Electrical Standards, sample C & D Waste Reporting Form, new roofing materials, and images of existing conditions at work areas in photos set.

  1. Work Not Included:

Work not included in the work of the Contract are those items marked "N.I.C"; movable furnishings, except those specifically specified or indicated on the Drawings; and items marked "by others".

Work not included in the work of the Contract shall be coordinated with the college, and shall include the work listed below, but not be limited to the following:

  1. Any direct work associated with other projects by the College or by other Contractors near the work areas, but Contractor for this project shall coordinate their work as necessary.

  1. Project Schedule:

  1. The project construction work shall commence after Commencement or on May 20, 2024 and all work shall be complete by August 1, 2024. An additional 30 days will be added beyond the construction work period to allow for administrative paperwork, such applications for payment and closeout materials.

  1. Time is of the essence. Work shall commence immediately upon execution of Owner/Contractor Agreement and shall progress to substantial completion as stated above and as per the Contract Agreement Article III Time of Performance Section 3.01 Commencement, Prosecution and Completion of Work.

  1. With their Bid Documents, Contractor shall submit a preliminary construction schedule to the College indicating how they can complete the work by the substantial completion dates stated above. Benchmark dates for major parts of the work as referenced with the specifications shall be listed in the schedule. Reference the General Requirements Section D – Special Conditions, paragraph 22 – CPM Schedule for more information.

  1. Summary of milestone activities to be completed includes, but not limited to the following:

  1. Notice to Proceed (NTP)
  2. Mobilization (after Commencement)
  3. Final Completion – All punch list/outstanding items satisfied (August 1, 2024).
  4. Start of Guarantee Period (at final acceptance)
  5. SUNY NP Contract Completion Date (August 1, 2024).

  1. The Contractor shall employ sufficiently trained, skilled work crews and provide adequate equipment and work crews as necessary to comply with the Project Schedule and complete the Work during this construction period.

  1. Alternates:

Alternate #1 – In lieu of base bid, provide and install new 3/4” thick pressure treated plywood sheathing over existing metal decking at roofing areas of work.

Alternate #2 - In lieu of base bid, provide and install new paint as described in specifications at entire gypsum ceiling and wall surfaces (gypsum and masonry surfaces) in areas of work. Existing factory-stained wood doors, factory painted windows, window trim, window treatments, hvac convector surfaces, and wall plates shall not be painted.

All work on this Contract is to be completed within 75 days after the date of the Notice to Proceed

Bids must be submitted in duplicate in accordance with the instructions contained in the Information for Bidders. Security will be required for each bid in an amount not less than five (5) percent of the Total Bid.

It is the policy of the State of New York and the State University of New York to encourage minority and women, and SDVOB business enterprise participation in this project by contractors, subcontractors and suppliers, and all bidders are expected to cooperate in implementing this policy.

The State University of New York reserves the right to reject any or all bids.
