The City of Athens has declared 21.75 acres of city-owned land in the Canaanville area of Athens County as not needed for a current municipal purpose. The address of the parcel containing the
21.75 acres is 13878 Canaanville Rd., Canaan Township.
The City of Athens will be accepting Sealed Bids for the purchase of said 21.75ac parcel. The sealed bids will be received by the Service-Safety Director in City Hall at 8 East Washington Street, Athens, Ohio until 11:00 a.m. on February 12
th
, 2024. The sealed bid must be clearly marked with "Canaanville Land Purchase Bid" on the outside of the envelope. Please include your name, address, contact information and the bid amount in your sealed bid.
The purchase shall be for surface ownership only, insofar as the City does not own or control mineral rights under said lands. Additionally, the land is subject to an existing lease of the eastern 14.401 acres through 2037, with two optional ten (10) year extensions, which the purchaser will assume as lessor. The purchaser is responsible for all utilities and must seek all floodplain permits prior to any construction. Road access to the property is located along the north side of the parcel. Purchaser may demolish any city owned structures on the property at purchaser's expense. The lands shall be subject to a temporary easement and a permanent easement as shown in the plat of survey, to access city lands south of the property. The temporary easement shall remain in effect until the purchaser prepares a road of equal quality in the permanent easement specified on the western side of the lands. Purchasers shall indemnify and hold the City harmless from all actions of the purchaser and the current Lessee.
Bidders shall submit, as their bid, their proposed amount to be paid at closing. Bids shall include such matters as payment of real estate taxes and closing costs which shall be borne by purchaser. The city will accept the highest and best bid, considering future municipal operation needs, or no bid at all. The highest and best bidder will be notified after the bid opening.
In the event the highest bid results in a tie, the bidders will be contacted and afforded an opportunity to re-bid by sealed bid. Rules for rebidding due to a tie will remain the same and a new date for bids to be received will be conveyed to the tied bidders.
The City of Athens reserves the right to reject any or all bids and to waive informalities as may be in the best interest of the City. Bidders may address questions to the Service-Safety Director
